That range of construction dates means a wide variety of HVAC systems, ductwork configurations, and efficiency levels across the community — and we've worked on all of them.
The earliest sections of Cinco Ranch — the neighborhoods near Cinco Ranch Blvd, LaCenterra, and the Cinco Ranch Golf Club — were built between 1998 and 2006. If you live in one of these original sections and still have the builder-installed AC system, it's now 20-28 years old. Even with excellent maintenance, that's well past the expected lifespan for AC equipment in the Houston area.
These original systems were typically 10-12 SEER efficiency — far below today's 15 SEER2 federal minimum. The homes in Cinco Ranch Northwest, built from 2010 onward, have newer systems but often used builder-grade equipment with lower-quality components. Original Cinco Ranch (LaCenterra area, pre-2006): End-of-life systems needing replacement, R-22 refrigerant phase-out issues (these systems use a refrigerant that's no longer manufactured), deteriorating ductwork with air leaks driving up bills, and undersized returns causing uneven cooling.
